Job Overview

We are seeking an experienced Architectural Foreman to oversee and manage all architectural finishing activities on residential villa construction projects. The successful candidate will supervise on-site teams, coordinate finishing trades, ensure exceptional workmanship, and deliver projects that meet quality standards, design specifications, and project deadlines.

This role requires strong leadership, technical knowledge of architectural finishes, and the ability to coordinate multiple subcontractors while maintaining safety, efficiency, and client satisfaction.

Key Responsibilities

Site Supervision & Team Management

Lead and supervise daily architectural finishing activities on-site.
Coordinate teams responsible for plastering, painting, tiling, flooring, carpentry, ceiling works, and installation of architectural fixtures.
Ensure work is completed according to approved drawings, specifications, and project requirements.
Monitor workforce productivity and maintain high standards of craftsmanship.
Coordinate with civil, MEP, and other construction teams to avoid work conflicts and delays.

Quality Assurance

Inspect completed finishing works to ensure compliance with company quality standards.
Identify defects or workmanship issues and ensure corrective actions are completed promptly.
Verify that all finishes meet project specifications before approval.

Material & Resource Management

Plan and coordinate the availability of finishing materials and site resources.
Monitor material consumption to reduce waste and improve cost efficiency.
Ensure proper storage, handling, and protection of materials throughout the project.

Project Planning & Scheduling

Organize and monitor finishing activities to achieve project milestones.
Work closely with the Project Manager to resolve scheduling challenges and maintain progress.
Prioritize critical tasks while ensuring quality and safety requirements are met.

Reporting & Communication

Provide regular progress updates to project management.
Report material shortages, quality concerns, site challenges, and schedule risks.
Maintain accurate records of daily site activities, manpower, and material usage.

Problem Solving

Resolve on-site technical issues related to architectural finishing works.
Recommend practical solutions to maintain project quality and schedule.
Support continuous improvement of construction processes and site efficiency.

Final Inspection & Project Handover

Participate in final quality inspections and snagging activities.
Ensure all punch list items are completed before project handover.
Deliver finished work that meets client expectations and contractual standards.

Required Qualifications

Diploma or Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
Proven experience as an Architectural Foreman, Finishing Foreman, or Site Foreman within residential or commercial construction projects.
Strong knowledge of architectural finishing works, including painting, plastering, flooring, tiling, carpentry, ceilings, and decorative finishes.
Ability to interpret architectural drawings and technical specifications.
Excellent leadership, communication, and team coordination skills.
Strong problem-solving and organizational abilities.
Familiarity with construction quality standards and workplace safety regulations.

Preferred Skills

Experience managing villa or luxury residential construction projects.
Knowledge of construction scheduling and site coordination.
Strong attention to detail and commitment to quality.
Ability to work under pressure and meet tight project deadlines.
