Job Overview
Urbacon Saudi Company is seeking an experienced Contracts Manager to oversee contract administration, commercial compliance, and subcontract management across major construction and infrastructure projects. The successful candidate will manage contract reviews, negotiate commercial terms, mitigate contractual risks, and ensure projects are delivered in accordance with contractual obligations, industry standards, and company policies.
This position plays a critical role in protecting the organization’s commercial interests while supporting successful project execution through effective contract management, claims administration, and stakeholder collaboration.
Key Responsibilities
Contract Administration & Management
- Manage the complete lifecycle of contracts, from tender review and contract award through project completion and closeout.
- Review, evaluate, and negotiate contract terms and conditions to ensure compliance with company policies and commercial objectives.
- Ensure all contracts and subcontract agreements are administered efficiently and in accordance with contractual requirements.
- Monitor contractual obligations and ensure timely fulfillment by all project stakeholders.
Tender & Commercial Support
- Support tender evaluations by reviewing contractual documents, identifying commercial risks, and recommending appropriate contractual strategies.
- Assist project teams during pre-award and post-award contract negotiations.
- Develop and maintain contract templates, commercial standards, payment terms, and contractual documentation.
Claims & Risk Management
- Identify contractual risks and implement mitigation strategies to minimize commercial exposure.
- Prepare, review, and manage Extension of Time (EOT) claims, variations, and other contractual claims.
- Support successful negotiation and resolution of contractual disputes while protecting company interests.
- Improve claim management processes by implementing standardized documentation and reporting procedures.
Subcontract Management
- Oversee subcontract administration throughout the project lifecycle.
- Ensure subcontract agreements are commercially sound, compliant, and aligned with project requirements.
- Monitor subcontractor performance and address contractual non-compliance or underperformance.
- Manage back charges, contra charges, and recovery of commercial entitlements where applicable.
- Ensure subcontract final accounts are completed and closed within established project timelines.
Commercial Compliance
- Participate in contract meetings with clients, consultants, subcontractors, and internal stakeholders.
- Ensure compliance with contractual obligations, company procedures, and applicable industry regulations.
- Provide commercial guidance to project managers and commercial teams on contractual matters.
- Maintain accurate contract records, correspondence, and supporting documentation.
Team Leadership & Continuous Improvement
- Support and mentor commercial and contract administration teams on contract management best practices.
- Promote awareness of contractual obligations, risk management, and claims procedures across project teams.
- Contribute to the continuous improvement of commercial processes, contract administration standards, and organizational best practices.
Required Skills & Qualifications
- Strong knowledge of contract administration, commercial management, and procurement processes within the construction industry.
- Extensive experience interpreting and managing FIDIC contracts and other standard forms of construction contracts.
- Excellent understanding of tendering procedures, subcontract administration, and contract negotiation.
- Strong experience in Extension of Time (EOT) claims, variations, dispute resolution, and commercial negotiations.
- Ability to identify contractual risks and develop effective mitigation strategies.
- Excellent analytical, negotiation, problem-solving, and decision-making skills.
- Strong communication and stakeholder management abilities.
- Proficiency in contract management systems and Microsoft Office applications.
- Experience with SAP ERP or similar enterprise resource planning systems is preferred.
- Fluency in written and spoken English.
Experience Requirements
- Minimum 8 years of professional experience in contracts management, commercial management, or quantity surveying within the construction industry.
- At least 5 years of experience in a supervisory or management role.
- Previous GCC construction industry experience is highly desirable.
- Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, Law, or a related discipline.
